Application Requirements
- A non-refundable fee for each applicant
or cosigner.
- A valid photo ID for each applicant 18 years
of age or older.
- Income verification by one of the following;
- An employment history of 6 months or more with the same
employer.
- A signed tax return from the most recent tax-year.
- Financial statements documenting resources equal to or
greater than the total rental payments due over the period
of the lease.
- Written documentation verifying applicants' financial
aid, grants, work study or contract teaching position.
- A cosigner applying whose name will appear on the lease
and who meets these requirements.
Applicants' proposed rent may not exceed
33% of their monthly gross income.

Rental History Verification
Applicants must provide a two year rental history.
Applications may be denied if the applicant has a history which
includes evictions, contract default, or unpaid balances from
previous rental contracts.
Credit History Verification
Applicants must provide a valid social security
number. Applications may be denied if the applicant's credit report
indicates a history or tax liens, collections, past-due payments,
or bankruptcy within the past five years.
Criminal History Verification
Applications may be denied to applicants with felony
convictions or any criminal conviction which, at the discretion
of the management, may be considered detrimental to other tenants.
